Why Didn’t my House Sell?
You might be reading this because you're curious as to why your house didn't sell, but don’t want to call because you think I'm just another agent who won’t REALLY help you get your house sold. You think the market is lousy and there just aren’t enough buyers out there.
This isn't a bad market, it's a NORMAL market. Any house will sell under the right conditions.
Here are the top reasons for a home not selling:
- Price: The hard truth is, if your house was on the market and didn't sell, most likely it was overpriced. Prices are fluctuating weekly. If it was overpriced when it was first listed, the price reductions you may have done may not have kept up with the market.
- Condition: Is your house in move-in condition? Was it staged? Buyers have more choices than they did a few years ago. A house that's clean and tidy with fresh paint and curb appeal will likely sell for more money and more quickly than one that looks like it needs work.
- Location: Are there any challenges to where the house is located in the neighborhood? Is it on a busy street, or at a busy intersection? It's likely that this location is not an issue for you but may be of concern to many buyers. If your buyer pool is smaller, it will take longer to sell or you'll have to sell it for less money.
- Marketing: Currently 85% of all buyers start their home search on the nternet. Was your house marketed so it was seen by the majority of the homebuyers in the marketplace? How many quality pictures were available on the internet? How many internet sites was your listing posted to? Was it on the local MLS broker’s tour?
