Woodland Market

The overall real estate market picture in Woodland is similar to the Sacramento market in general.  Inventory is up and sales have slowed down, but what is important to note is that people keep buying homes.  The homes that are selling are priced well as buyers recognize well priced homes and do not let them sit around.

 

 

In December, 2005 there were 144 homes for sale in Woodland, 28 pending sales and 31 closed sales.  In November, 2007 there were 309 homes available, 32 pending sales and 24 closed sales.  Closed sales were down 22% however pending sales were up slightly.  The biggest change is the dramatic increase in inventory.  The number of available homes is 56% higher than 2 years ago.  In December 2005 there was only 4.6 months of available inventory while there is now 9.7 months.  August of 2007 saw 13.3 months of available inventory for all of Woodland.  Short sales and bank owned properties are much more common than they were at the end of 2005 and will continue to be a presence at least for the first part of 2008.

If you are thinking about buying a home in Woodland or anywhere in the greater Sacramento region, now is the time to get yourself educated about the market.  There has been an upswing in buyer interest since November and with the number of well priced homes in the area your next home may already be listed.
