To understand how bank owned properties are affecting the local real estate market you only need to look back a year to see the dramatic increase in the number of real estate owned homes for sale.

In October, 2006 there were only three properties in the entire City of Woodland that were foreclosed homes, that number has increased to nearly 50 homes in December of 2007. There were a total of 297 homes for sale in December of 2007 add to that the significant number of short sales and it is easy to see how close to 50% of all available properties in the greater Sacramento region are distressed sales.

I will put the January numbers together and update this information. Off hand I know there have been a number of bank owned properties come onto the market. Check back here in a day or two.

Thanks for the Woodland foreclosed homes #'s. Do you happen to have an updated number for Jan 2008? I know realtytrac isn't accurate, but they list 167 bank-owned. Even if that is off 10%, that's still a huge jump from the 50 in Dec 2007.
